This is a perfect example of the residential remodeling projects we do here at TPJ Architecture.
My office is in Bonita, and this particular home is in Chula Vista.
The house is currently on the Historic Rolls for the City of Chula Vista. It was recognized and identified by the owner a dozen years ago. As such, we had to comply with the State of California Department of Interior Guidelines for restoration and/or modification to existing historic homes. It can be quite a process, but having been through it a few times, both in Chula Vista and in San Diego, it gets easier every time.
The existing home has two bedrooms and one bath. A nice Living Room with original stone fireplace, a decent Dining Room, but a very small “original” Kitchen. There was some remodeling done over the life of the home, and we could not confirm if that work was done with, or without, permits. A bedroom extension with very small dysfunctional bathroom was done. A Family Room with Laundry Room, and an outside covered Patio was also added.
Our proposal for this residential remodel was to remove the rear additions. The entire rear wall of the existing house, along with removing the side covered patio and the entire side exterior wall. Then we designed a beautiful new Country Kitchen with walk-in Pantry, which opens up to a larger, more flowing, Family Room. We re-arranged the Bedrooms and Bathrooms, creating a true Master Suite. We allowed for new Walk-in closets for both bedrooms, and a built-in desk in the Family Room for evening internet sessions, while doing your wash in the revised Laundry area.
We re-created a new covered Patio on the East side yard. Accessible from the Kitchen/Nook area, and added a new roofed porch in the Rear yard accessible from the Family Room and Master Bedroom. All-in-all it’s a beautiful remodel and room addition that will enhance this Chula Vista neighborhood for years to come.
This is just our second visit to the site since construction began.
The first was a standard walk-thru, not much to look at then. But as you can see here, the construction is well under way. The local Chula Vista contractor is perfectly suited for this remodel project, and I’m expecting great things to be present once we’re finished.
